Do I Need a Fire Risk Assessment?

Under the Regulatory Reform (Fire Safety) Order 2005, every responsible person must carry out a suitable and sufficient fire risk assessment.

The Regulatory Reform (Fire Safety) Order 2005, reinforced by the Fire Safety Act 2021 and the Building Safety Act 2022, requires every responsible person in non-domestic premises to carry out a suitable and sufficient fire risk assessment.

Who is the responsible person?

Typically the employer, owner, landlord or occupier. In multi-occupied residential buildings, the responsible person(s) must assess structure, external walls, flat entrance doors and common parts.

Review frequency

FRAs must be reviewed regularly and whenever there is a significant change to the premises, occupancy or activities.
